We have many combined years of experience in the business of letting and managing properties, whether you’re a private landlord or a corporate entity. Our relationships with many top relocation agents and our reputation in the area ensures that we will find you the best tenants available to rent your property. A substantial proportion of our tenants are referred to us by friends or family of current or former tenants.

Our services include Let Only, Rent Collection & Full Management. As and when required, we assist in preparing your property for incoming tenants and advise on all the necessary requirements to ensure a smooth tenancy. We have worked on project management from redecoration and new carpets to complete refurbishments of studio flats to detached houses. We can advise on tax issues, overseas landlords, tenancy agreements and virtually everything required. We don’t view lettings as a one-off transaction - we take great pride in the fact that the vast majority of our landlords stay with us. Warren has been a part of Putney for over 30 years and we believe that our reputation is well-founded and second to none.

Our Lettings and Management team has vast experience and a great wealth f local knowledge - we’re highly motivated individuals, split between our two Putney offices, giving our landlords and tenants the opportunity to actually meet the members of staff who will be dealing with their enquiries in person, or handling their properties.

In addition to our own very popular website, all our properties are advertised on Zoopla, Rightmove, OnTheMarket and PrimeLocation. As such, your property will be viewable by millions of people worldwide. On a regular basis, we service landlords and receive tenancy enquiries from all corners of the globe.

Let Only

Our Let Only service is well-renowned. We will market your property, find you reliable tenants, thoroughly reference them, draw up an Assured Shorthold Tenancy Agreement and then organise and set up standing orders to transfer the rent directly to your specified account. We will do everything necessary to facilitate the start of your rental.

Should you need help or advice on cleaning, re-decorating, inventories, gas and electrical safety checks and furniture regulations, we have a dedicated team of professionals to assist.

Our typical charge for our Let Only service is 12 per cent (incl. VAT). For all tenancy renewals, we do not charge a percentage but simply an administration fee which is typically £900 (incl. VAT).

Energy Performance Certificates (EPC)

All rentals will require an EPC to be undertaken on the property. We have a list of Independent Energy Assessors and can easily arrange for certification to be carried out on your property. The typical cost for this is £96 (incl. VAT). Each certificate lasts for 10 years.

Gas Safety Certificates

On an annual basis, a registered plumber must carry out a gas check on your property. This entails checking your boiler and all gas appliances, to ensure they are working correctly and lawfully. We have numerous highly experienced contractors who are able to carry out this legally required work and we can advise accordingly. The typical cost for this is £80 (incl. VAT).

Deposits

Due to new regulations regarding deposits, if you are not signed up with an accredited deposit scheme, we will hold your tenants deposit for the duration of the tenancy. We are accredited to Tenancy Deposit Solutions (www.mydeposits.co.uk) which is an insurance-based scheme. The deposit is held by us in a dedicated account and we act as stakeholder, should there be disagreement at the end of the tenancy. There is a charge for this, worth £48 (incl. VAT).

Cleaning

We would recommend that a full professional cleaning of your property is done immediately before tenants move in. The reason for this is twofold. Firstly, it avoids the situation where the tenant is unhappy about the condition of the property when they move in and secondly, it ensures the tenants are contractually obliged to have it professionally cleaned when they leave. This means it is ready for the next cycle of tenants.

Inventories

Although not an obligation, we would highly recommend that a professional inventory of condition is carried out, as a prerequisite to letting your property. This provides an adequate means of assessing the condition prior to renting it out and also when the tenant leaves. Warren has a number of fully independent inventory clerks with whom we work closely. The rough cost of an Inventory and Check-in ranges from £100 (incl. VAT) for a studio flat, to as much as £200 (incl. VAT) for a five-bedroom house.

Management Services

In addition to all of the above, we shall execute the following full Management services alongside the full day-to-day management of your property.

Repairs

If we are notified by the tenant of issues or pick them up during property inspections, we inform the landlord and, while also liaising with the tenant, we shall oversee ensure the carrying out of remedial works. Should these repairs constitute an amount not exceeding £250, we shall authorise our contractors to proceed, which will also be the case in an emergency. Our typical charge for our Full Management service is 18 per cent (incl. VAT), which is taken from the rent as we receive it.

Rent Collection

For all managed properties, unless otherwise agreed, the rent will be collected monthly and forwarded to the landlord, either by online payment or following alternative instructions. Our typical charge for our Rent Collection service is 13.2 per cent (incl. VAT).

Monthly Statements

These will be sent to landlords accordingly.

Regular Outgoings

If and when required, regular outgoings such as Service Charges, Council Tax, Ground Rents can be paid from the rental income by ourselves.

Property Inspections

We carry out regular property inspections and report back to the landlord with information as to the condition of the property and notify them of any issues warranting action.
