The Putney property market is an extremely competitive place with a high turnover of homes and more than 20 estate agents serving a comparatively small and well defined area, thus it is important to choose the right firm to handle your sale.

Valuation

Valuations are at the core of any agent’s business and often the first time that a potential vendor comes into direct contact with the estate agents, it is therefore a hugely important part of our job.

We believe that we present ourselves well and with years of experience behind us have the ability to discuss knowledgably every aspect of your move.

Understandably the usual priority for a vendor lies in the value of their property and our overriding aim is to achieve for you the best possible selling price to the best placed purchaser.

No agent is 100 per cent successful in obtaining instructions yet and we are not aware of any local firm with such an accurate assessment on property values as ourselves. If we are unsuccessful at gaining instructions we follow the sale price of the property in question and it is of some consolation to know that we are seldom proved wrong with our advice.

Instuction Agreements

The Warren Instruction agreement is simplicity itself. You will be invited to sign up for a minimum period of 4 weeks at the end of which you are free to move on immediately without any notice period, a phone call will suffice.

Throughout the period of our instruction you are perfectly free to sell your home privately. We do not believe in handcuffing you with the nonsense of ‘sole selling rights’ nor limiting you with the obfuscation of pages of small print. We are in business to sell your house under the terms of a transparent and equitable contract at a fair and reasonable rate of commission.

Marketing

Once instructed we shall arrange to have your property professionally floor planned and photographed. If you wish, we will offer you advice as how to present your property for sale in its best possible light, with the minimum of fuss to maximum effect. Within 24 hours a brochure will be ready and subject to your approval, the details will be live on the internet and in the windows of both offices and on our database. Thereafter we shall be contacting our extensive list of potential purchasers and handling interested enquiries. We will also ask you if you require a board, which, even in this multimedia electronic age, remains a very effective method of selling. If you agree then we shall be pleased to shave our fee accordingly.

Due to the independent nature of our company we can also offer a marketing service tailor made to your individual requirements. You may wish us to test the price prior to full marketing by introducing a handful of our best placed applicants. Alternatively you may prefer a discreet very limited exposure to the market without advertising on the internet. Please remember that as your appointed agents we are here to serve you and your best interests.
